The minimum block size for a granny flat in Sydney is the question that decides whether you can take the fast approval route or not. This guide gives you the figure and explains the other site rules that go with it.

The 450sqm CDC rule

Here is the headline. Most blocks of 450 square metres or more in a residential zone can have a granny flat approved through the Complying Development Certificate (CDC) pathway. A private certifier assesses it, it usually takes about 10 to 20 business days, and you skip a full council DA.

The 60sqm dwelling limit

Block size is one thing, but the granny flat itself has a limit too. Under the NSW Housing SEPP 2021, the maximum internal floor area of a secondary dwelling is 60 square metres. That is the living space inside the walls.

The good news is that covered patios, verandahs and carports sit outside that 60sqm. So you can have a generous covered deck or a carport on top of your 60sqm of internal space. Block size gets you in the door, but two more site factors shape where and how big you can build: setbacks and site coverage.

Setbacks

Setbacks are the minimum distances your granny flat must sit from the boundaries. They protect access, privacy and your neighbours' light. The exact figures depend on your site, but they are part of the standard CDC criteria a certifier checks.

Site coverage

Site coverage limits how much of your block can be built on in total, counting the main house and the granny flat together. A smaller block can technically clear 450sqm but still be tight once you add up the existing buildings. This is why a quick site check matters before you commit.

What counts towards your block area

A common question is what actually counts when you measure the block. Generally it is the total area of your lot as shown on the title. On a standard rectangular block that is simple enough. The complications come with unusual shapes, easements and shared driveways, which is where the next section comes in.

Narrow and battle-axe blocks

Two block types need extra thought. A narrow block can meet the 450sqm area but still be hard to build on once you account for setbacks on both sides, leaving a slim build zone. The right design, like a compact two-bedroom layout, can still make it work.

A battle-axe block, the kind with a long driveway handle leading to a rear lot, is common across Sydney. The handle is usually counted differently to the main lot, so the area that matters for the granny flat is the body of the block. These can absolutely work, but they reward a careful site assessment.
