This guide walks you through the lot. What a granny flat actually is, who builds them across Sydney, what they cost in 2026, how approval works, the designs people choose, and the ways homeowners are using them. We build these for a living, so the numbers and rules here are the ones we use every day.
A granny flat is a secondary dwelling. It is a self-contained home in its own right, with a kitchen, bathroom, living area and one or two bedrooms, sitting on the same block as your main house. Under the NSW Housing SEPP 2021, the maximum internal floor area is 60 square metres. Covered patios, verandahs and carports do not count towards that 60sqm, so you can still get a generous deck or porch on top.
That 60sqm limit sounds small on paper, but a well designed two-bedroom layout fits comfortably inside it. You can see how the floor space is used across our full range of granny flat designs, from compact studios up to full two-bedroom homes.
There are two broad camps: site builders who pour and frame everything in your backyard, and factory builders like us who construct the home indoors and then deliver it. We have spent over 30 years building modular and transportable homes in NSW, and the factory approach has a real advantage for a Sydney project.

Prices move around depending on your site and how you finish the home, so treat these as a guide and get a fixed quote for your block. A complete, finished granny flat in Sydney usually lands between about $120,000 and $300,000. A base one or two-bedroom build is roughly $110,000 to $150,000. Per square metre you are looking at about $2,200 to $3,300 depending on spec.
On top of the base build you have add-ons like site preparation, service connections, certification and external works such as a driveway and landscaping. Most blocks of 450 square metres or more in a residential zone can get a granny flat approved through the Complying Development Certificate (CDC) pathway. A private certifier assesses it, it usually takes about 10 to 20 business days, and you skip a full council Development Application. If your site does not meet the CDC criteria, you go through a DA with your local council instead.

Most Sydney homeowners want a two-bedroom home that lives larger than its footprint. A few designs come up again and again:
The two big reasons are family and rental. Plenty of our clients build one for ageing parents who want their own space but still want to be close, or for adult kids saving for a place of their own. A granny flat keeps everyone under one roof without anyone living on top of each other.
The other side is income. A tidy second dwelling can bring in roughly $450 to $650 per week in Sydney, depending on size, finish and location. If that is your main goal, it is worth reading how the numbers stack up before you commit.
Not every block, but a lot of them. As a rough rule, a residential block of 450sqm or more usually qualifies for the CDC pathway. Smaller or unusually shaped blocks may still work through a DA. A certifier or our team can confirm your specific site.
