Plenty of Sydney blocks are long and skinny, especially in the older inner and middle-ring suburbs. If that is yours, the right granny flat floor plans for a narrow block make the difference between a cramped afterthought and a home that feels surprisingly roomy. The trick is choosing a layout designed for the width you actually have.
At Hi-Tech Modular Homes we have spent more than 30 years building modular and transportable homes across NSW, and narrow backyards are one of the most common challenges we solve. Here is how to get a tight site working hard.
On a narrow block, the usable backyard is often only a few metres wide once you allow for boundary setbacks and side access. A standard square footprint simply will not fit. What works instead is a long, slim layout that runs down the block rather than across it, with rooms placed in a logical line.
The other constraint is getting the building in. Side access on a narrow lot can be tight, which is exactly where a transportable home shines. Because the modules are built in our factory and installed in about 2 days, we plan the lift and placement carefully rather than squeezing trades down the side for months.
A good narrow-block plan uses a handful of simple moves to create a sense of space.
If you are still deciding between layouts, our piece on two-bedroom granny flat designs in NSW shows how rooms can be arranged.
We have several designs built for exactly this situation. The compact two-bedroom Sea Breeze 33 packs two bedrooms into a small footprint, which is ideal where width is limited but you still want a second bedroom. The one-bedroom Oakdale 33 with ensuite is a tidy single-bedroom option that feels generous for its size.
If your block can take a little more, the compact two-bedroom Black Wattle 50 steps up the living space while staying easy to place on a narrow lot. Browse the full granny flats and studios range to compare footprints side by side.
A narrow block does not change the rules, only the design. Under the NSW Housing SEPP 2021 a secondary dwelling can be up to 60 square metres of internal floor area, with covered patios, verandahs and carports outside that 60sqm.
Most residential blocks of 450 square metres or more can be approved through the Complying Development Certificate (CDC) pathway, assessed by a private certifier in roughly 10 to 20 business days, which avoids a full council DA. Narrow blocks sometimes fall just under the area or setback rules, in which case a DA applies. Our guide on how granny flat approval works in NSW explains both.
Use these figures as a guide and get a fixed quote once we have seen the site. A complete granny flat in Sydney usually lands between about $120,000 and $300,000, with builds running roughly $2,200 to $3,300 per square metre depending on spec. A compact design naturally sits at the lower end because it has less floor area.
On a tight block, access for the install and how far services have to run can affect the price, along with sandstone or rock if it is present. For the full set of line items, see our granny flat cost guide for NSW in 2026.
It depends on boundary setbacks and access, not a single magic number. We assess the usable width after setbacks and confirm whether a slim design will fit and how we will get it in.
Yes. Compact two-bedroom designs like the Sea Breeze 33 and Black Wattle 50 are built for exactly this, using a long, efficient layout rather than a wide one.
Often yes, because we plan the lift and placement in advance. Where side access is too tight, a crane can place the modules over the house, which we factor into the quote.
