Small enough to stay within the 60m² NSW SEPP cap for complying development. Here is how the best 2-bedroom granny flat designs in NSW for 2026 actually lay out, and what they cost.

The 60m² Reality

NSW caps secondary dwellings under SEPP at 60m² of internal living area. That is your design constraint. Within those 60m² you need: two bedrooms, a bathroom, kitchen, living, dining (or combined open-plan), and laundry. Done well, this is more than enough space for two people to live comfortably. Done badly, it feels cramped.

The trick is layout efficiency. A 2-bedroom granny flat well designed can feel as spacious as a 70m² apartment.

The Three Layout Archetypes

1. Linear (rectangular) layout

Bedrooms at one end, living and kitchen at the other, bathroom and laundry stacked centrally. This is the most common module shape because it ships as a single module on a truck. Simple to design, cheap to build, and remarkably livable.

Typical dimensions: 12.5m long by 4.5m to 5m wide.

2. L-shape (two-module) layout

One module holds the bedrooms and bathroom, the other holds living and kitchen. They meet at right angles to create an L-shape with a private courtyard tucked into the corner. Costs slightly more (two modules, slightly more crane time) but the courtyard feature is worth it for many buyers.

3. Compact square layout

Open-plan living spilling into a covered alfresco, with bedrooms in the rear half. Suits narrower blocks where length is constrained but you have width. Often used as an Airbnb or short-stay holiday let because the open-plan feel reads well in listing photos.

What Makes a 2-Bedroom Plan Work

Bedroom sizes

Master bedroom around 11 to 13m², second bedroom 8 to 10m². Both should fit a queen and a standard wardrobe at minimum. The second bedroom is often the swing room: kids bedroom, study, guest room, gym, all use cases the same space serves at different times.

Bathroom

One bathroom only. Walk-in shower (no bath in a 60m² layout), vanity, toilet, ideally with the laundry tucked into the same room behind a bifold or sliding door. This saves square metres for the living areas.

Kitchen

Galley or single-wall kitchen with a small island bench if width allows. Induction or gas cooktop, 600mm oven, integrated rangehood, full-size fridge cavity, dishwasher. Storage above and below benches with deep drawers rather than cupboards reads modern and works better.

Living and dining

Open-plan, with the dining table doubling as a workspace. Slider or French doors opening to a small deck or courtyard make the space feel twice as large. North-facing where possible for winter sun.

Storage

The most overlooked design element in a small dwelling. Floor-to-ceiling robes in bedrooms, broom cupboard, linen cupboard, under-bench storage in the kitchen. Built-in seating with under-storage in living spaces.

Linear layouts cost less than L-shapes. Pre-loved options cost meaningfully less than new builds.

Approval Pathway

Most 2-bedroom granny flats in NSW qualify for complying development under the SEPP, which means a private certifier approves the project in around 3 weeks rather than 8 to 16 weeks through a full DA. Your block must meet minimum lot size (typically 450m²), maximum lot coverage, height limits, and setbacks. We assess this for every client at the quote stage.

Build Timeline

From contract signing to handover, expect 12 to 18 weeks for a 2-bedroom Hi-Tech granny flat. Factory build is around 6 to 8 weeks. Site prep, approval, and connections run in parallel where possible.
