Granny Flat for Multigenerational Living in Sydney

More Sydney families are choosing to live together rather than spread out, and a multigenerational granny flat is often the thing that makes it work. With house prices and rents where they are, keeping grandparents, parents and kids on one property just makes sense, as long as everyone gets their own space. A second self-contained dwelling in the backyard gives you exactly that.

This guide is about how to do it well: how to give three generations privacy and independence, how to plan for accessibility, and how the cost compares with upsizing to a bigger home. We have spent over 30 years building modular and transportable homes across NSW, so this comes from real projects, not theory.

Why three generations under one property works

Multigenerational living solves a few problems at once. Grandparents stay close enough to help with the kids and to be looked after as they age. Parents get support and shared costs. Young adults get an affordable base while they save. Nobody has to move suburbs or change schools.

The key is separation. A granny flat is a proper home with its own front door, kitchen, bathroom and living space, not a spare room. That independence is what keeps everyone happy over the long term, because shared living without privacy tends to wear thin.

Designing for privacy and independence

Good multigenerational design is really about boundaries. A detached granny flat at the rear of the block gives the most separation, with its own entry and outdoor area so daily life does not overlap unless people want it to.

Little touches matter. A separate laundry means no shared washing routines. A private deck or verandah gives older parents their own spot to sit. Orienting the entry away from the main house adds a sense of having their own address. Our notes on detached versus attached granny flats in NSW help you weigh up the layout.

Designs that suit family separation

Two-bedroom layouts give the most flexibility for a couple or a parent who wants a guest room. The two-bedroom Snow Gum 60 has an island bench kitchen, a separate laundry and a porch, while the Banksia 60 with a separate kitchen and deck is great for older parents who want their own quiet space. You can compare them all on our range of modular homes.

Planning for accessibility

If the granny flat is for ageing parents, build in accessibility now rather than retrofitting later. Think about a step-free entry, wider doorways, a bathroom that can take grab rails, and lever taps that are easy on arthritic hands.

Single-level living is the big win here, and a granny flat is single level by nature. Getting these details right from the design stage costs far less than changing things down the track. Our guide to a granny flat for elderly parents goes into the accessibility detail.

Cost compared with upsizing

This is where a granny flat often wins. Upsizing to a larger home in the same area usually means stamp duty, agent fees, moving costs and a much bigger mortgage. Adding a granny flat keeps the property you already own and adds a second dwelling to it.

As a 2026 guide, a complete finished granny flat in Sydney lands between about $120,000 and $300,000, depending on the site and inclusions. Site costs to factor in include service connections of roughly $15,000 to $30,000 and site preparation of roughly $3,000 to $10,000. Sydney's two big multipliers are rock or sandstone, and how far services run to the sewer. Set against the full cost of trading up to a bigger house, the maths often favours building. Our granny flat cost guide for NSW has the numbers.

Approval for a secondary dwelling

A multigenerational granny flat follows the standard NSW rules. Under the Housing SEPP 2021, the maximum internal floor area is 60 square metres, with covered patios, verandahs and carports sitting outside that figure. Blocks of 450 square metres or more in a residential zone can usually use the Complying Development Certificate pathway, assessed by a private certifier in about 10 to 20 business days.

Blocks that do not meet the CDC criteria go through a council Development Application instead. A certifier should confirm which path your block takes. See how granny flat approval works in NSW for more.

Why factory-built suits family life

When you already have a busy household on the property, the last thing you want is months of trades in the backyard. A modular granny flat is built in our factory in about 8 weeks, then transported and installed in about 2 days, so the yard is only occupied for a couple of days. You can see the whole process on our our process page.

Frequently asked questions

Can three generations legally live on one block?

Yes. A compliant granny flat is a secondary dwelling that lets a second household live independently on the same property, which is exactly what multigenerational families need.

Is a granny flat cheaper than buying a bigger house?

Often, yes. You avoid stamp duty, moving costs and a much larger mortgage, and you keep the home you already own while adding a second dwelling to it.
