Multi-Generational Modular Homes: Designing for Three Generations

Multi-generational living is one of the fastest-growing housing trends in NSW. Three generations under one roof (or two structures on one block) makes increasing financial and lifestyle sense in 2026. Modular construction handles the multi-generational brief well because module-based design naturally lends itself to clear zoning between household members.

The Three Models

1. Single house with separate wing

One home with an internal wing dedicated to grandparents or adult kids. Shared kitchen and main living, separate bedroom-and-bathroom zone for the secondary household. Cheapest model.

2. Dual-key home

Two complete dwellings (kitchen, living, bath each) under one roof. Separate entrances. Common wall. Like a duplex but on one title. Best for full privacy with shared infrastructure.

3. Main house plus granny flat

A main home plus a detached granny flat on the same block. Maximum independence. Common path for housing elderly parents or adult kids. See granny flat range.

Designing for Multiple Generations

Financial Sense

Multi-generational living can save tens of thousands per year vs separate households. Mortgage shared, utilities shared, child care or elder care natural. Equity built up by everyone benefits everyone.

Council Pathway

A main house plus secondary dwelling under SEPP is the most common path. For dual-key designs the council usually treats it as a single dwelling. We coordinate the right approval pathway for your specific situation.

Best Hi-Tech Layouts

Our spacious home range includes 4 and 5-bedroom layouts that work for combined households. Pair with a granny flat for the full multi-generational setup. Or look at our house and land packages for combined-build options.
