Modular home warranties are an underrated buyer protection. Done well, they cover defects from the first day through years of normal living, with multiple overlapping protection periods. Done badly (read: at some builders), they are full of exclusions and exceptions that surprise owners at the worst time. Here is how Hi-Tech's warranty framework works in 2026 and what every modular buyer should ask their builder.
The handover-to-settling-in period. Cosmetic defects, missing components, small issues you notice as you move in. Quick fixes by the builder.
NSW Home Building Compensation Fund (HBCF) and the Home Building Act both cover structural defects for 6 years (now 7 in some categories) from completion. Foundation movement, structural cracking, major waterproofing failures all sit here.
Minor defects covered for 2 years. Plaster cracking from normal settling, paint, tile grouting, hardware failures.
Inside the home, individual components carry their own manufacturer warranties: appliances (1 to 10 years depending on item), roofing (10 to 50 years), cladding (10 to 25 years), windows (10 to 20 years), solar panels (10 to 25 years). We provide a documentation pack at handover with all component warranties consolidated.
Factory-built homes typically have fewer warranty claims than on-site builds because: same crew builds the same components every day, QA loop catches issues before delivery, materials are sourced and verified systematically, weather is not a variable during construction.
