One of the most common questions we field about modular homes is some version of: what is actually inside the walls? Buyers want to know that the factory build is at least as solid as a traditional on-site home. The honest answer is that it is usually stronger. Here is what is inside a Hi-Tech modular wall in 2026 and why each component matters.
Modular homes are engineered to do something traditional on-site homes never do: be craned and trucked. That means the structural frame is designed to handle transport loads that no static building ever sees. The result is over-specified framing, more rigid connections, and a tighter overall structure.
Depending on the option selected: Colorbond steel, weatherboard, rendered fibre cement, or brick veneer. Cladding is factory-installed under quality control, with all penetrations sealed.
Reflective vapour-permeable membrane behind cladding. Stops water ingress and rejects radiant heat.
Engineered timber studs (typically Australian softwood, F5+ grade) at 450mm or 600mm centres depending on load. Top and bottom plates connect studs into a structural box. Diagonal bracing and shear panels engineered for transport plus seismic and wind loads.
Bulk insulation between studs. Standard spec R2.5 to R3.0. Eco-friendly upgrade R3.5+. Acoustic batts in internal walls between bedrooms and living areas.
Electrical cabling, plumbing, data cabling, all run through the wall cavity per Australian standards.
10mm plasterboard standard, 13mm fire-rated in specific locations (wet areas, garage walls). Acoustic-rated plasterboard in shared walls.
Engineered floor joists at standard centres, structural plywood subfloor, plus floor finish (tile, vinyl plank, carpet, or timber). For homes on stumps or piers, floor insulation R3.5 standard, R5.0 eco-friendly upgrade.
Engineered trusses to designed pitches and spans. Roof underlay sarking. Roof cladding (Colorbond or tile). Ceiling insulation R5.0 standard, R6.0+ eco-friendly. Acoustic-rated batts above bedroom ceilings reduce noise transmission.
Module-to-module joins on site are where buyers often have concerns. Done right (and we have refined this over 30 years), the joins are structurally and weather-tight indistinguishable from a single-construction home. Joins feature double-stud connections, sealed weatherproof membranes, internal trim that hides the connection, and full sign-off by the certifier.
Steel hold-down bolts or anchor plates connect the modular frame to the foundation (slab, stumps, or piers) per engineering specifications. Designed to handle cyclonic wind loads in relevant regions, and seismic loads everywhere.
