The Modular Home Delivery Process: From Factory to Site in 2 Days

The most photographed two days of any modular home build are the delivery and installation. Modules roll up on semi-trailers, a crane swings them onto the foundation, and within 48 hours you have a recognisable home where there was a concrete slab two days earlier. Here is exactly how the modular home delivery process works in NSW for 2026.

The Day Before

The team arrives on site. The crane is delivered and set up in its swing position. The foundation is checked one last time for dimensional accuracy. Any final ground prep happens. Traffic management is coordinated with local council if street access is needed.

Day 1: Module 1 Arrival

The first module arrives on a semi-trailer from the Bringelly factory, typically early morning. The crane operator lifts it from the trailer, swings it over the foundation, and lowers it precisely into position. Hold-down bolts engage. Module is levelled with shims to engineering tolerance. Crew checks alignment.

For a typical 3-bedroom home, this takes a few hours including setup.

Day 1: Module 2 Arrival

Second module arrives, often the same day. Crane lifts and positions next to module 1. Module-to-module connection happens: bolts engaged, weather seals applied, structural connections verified.

For 3-module or 4-module homes, additional deliveries scheduled across the same or following day. Larger family homes from our spacious range typically run 3 to 4 modules.

Day 2: Connection Work

With modules in place, the crew completes:

Following Days: Finishing

While the install is technically complete in 2 days, finishing work continues for another 1 to 3 weeks: certifier inspections, services activation, landscaping, and any items the contract covers (deck, driveway, fencing). Then handover.

What Could Go Wrong

We pre-check everything in the weeks leading up to delivery. Issues are rare.

What You Can Do

Clients are welcome to be on site for delivery and install. It is genuinely one of the most exciting things to watch. Bring family, take photos, ask questions. We will share the timing well in advance.
