Large parts of NSW are designated bushfire prone. If you are building in a regional or hinterland area, your block almost certainly has a Bushfire Attack Level (BAL) rating that drives construction requirements. The good news: modular construction adapts well to every BAL rating short of Flame Zone. Here is what each rating means for your build in 2026.

We have built dozens of BAL-12.5, BAL-19, BAL-29, and BAL-40 homes across NSW. BAL-FZ is technically possible but generally cost-prohibitive.
Each step up the BAL ladder adds cost. BAL-12.5 adds modest premium over standard. BAL-19 adds a bit more. BAL-29 is a meaningful step. BAL-40 is significant. We quote BAL-specific upgrades as a clear line item so you can see the cost.
Most bushfire-prone builds also require a Bushfire Management Plan: clearing zones, hardstand defendable space, ember protection strategies, water supply for firefighting. We coordinate this with a qualified bushfire consultant.
