Insuring a modular home in NSW is more straightforward than most buyers expect. Once the home is installed on its permanent foundation, it is treated as a standard residential dwelling for insurance purposes. The variations are during construction and for buyers who plan unusual uses (Airbnb, off-grid, BAL-rated builds). Here is what to know in 2026.
During the build period (factory build + transport + site install), construction insurance is needed. Two layers:

Standard home and contents insurance applies. Major Australian insurers (Allianz, NRMA, AAMI, Suncorp, IAG) all insure modular homes the same as traditional builds. You provide:
Premiums are typically equivalent to or slightly lower than traditional builds, because factory-built homes have predictable construction quality.
Bushfire-rated construction (BAL-19, BAL-29, BAL-40) often attracts better insurance rates than equivalent on-site builds in the same bushfire zone, because the construction is purpose-built for the risk. Disclose your BAL rating to insurers; it should help, not hurt.
If your block is in a designated flood zone, expect insurers to ask. Modular homes built on raised stumps above flood levels (a common solution we recommend) generally attract reasonable rates. Homes on slabs in flood zones can struggle to get cover.
If you plan to use your modular home or granny flat as Airbnb or other STRA, standard home insurance often excludes commercial use. You need a specialist STRA insurance product or a host-protection add-on. See our granny flat options if STRA is your plan.
Off-grid homes (solar, batteries, septic, tank water) are insurable but you need to disclose the setup. Some insurers exclude or surcharge battery storage. Compare quotes carefully.
Insuring a pre-loved modular home works the same as any second-hand home. Age, condition, build quality (which on a Hi-Tech build is documented), and location all factor.
