We will go through the base build by studio, one-bedroom and two-bedroom, then the add-on costs that catch people out, and the two things in Sydney that push prices up more than anywhere else. Treat every figure as a 2026 guide. The only number that truly counts is a fixed quote on your site.
Here is where most finished Sydney granny flats sit. Across the board, a complete and finished build usually lands between about $120,000 and $300,000, with a base one or two-bedroom build coming in around $110,000 to $150,000. Per square metre you are looking at roughly $2,200 to $3,300 depending on spec.
A self-contained studio is the most affordable way in. Something like our Glebe 22 studio or the compact G-Mod 20 studio keeps the footprint small, which keeps the base build at the lower end of the range. Good for a home office, a teenager, or a simple rental.

Two things move a Sydney price more than anything else. The first is sandstone or rock under your block. If excavation hits rock, site preparation costs climb, because rock is slow and expensive to remove. The second is how far your services have to run to reach the sewer. A long run to the sewer connection point adds plumbing and trenching cost.
This is why two near-identical homes on two different streets can quote differently. It is not the home, it is the ground and the services. A site inspection sorts this out early so there are no nasty surprises later.
