Do you need approval for a home office studio?

It depends on how the building is set up. A secondary dwelling, meaning a self-contained home with a kitchen and bathroom, falls under the NSW Housing SEPP 2021, which caps internal floor area at 60 square metres and allows the Complying Development Certificate (CDC) pathway on most residential blocks of 450 square metres or more. That CDC route is assessed by a private certifier in roughly 10 to 20 business days.
