Building a granny flat runs more smoothly when you know the steps before you start. This granny flat checklist walks you from your first enquiry right through to moving in, so nothing important gets missed and you always know what comes next.
Use it as a map. Each stage links to a guide that goes deeper, and the order roughly follows how a real Sydney project unfolds with a factory-built home.
Start by confirming a granny flat is actually possible on your block. The two big questions are size and zoning. Most blocks of 450 square metres or more in a residential zone can be approved through the Complying Development Certificate (CDC) pathway, so knowing your exact lot size and zone tells you a lot early.
If anything unusual shows up, it does not stop the project, it just shapes the pathway. There is more in our guide to how granny flat approval works in NSW.
Work out a realistic total, not just the build. As a guide, a complete finished granny flat in Sydney usually lands between about $120,000 and $300,000, with a base one or two-bedroom build roughly $110,000 to $150,000. Budget for the extras too.
If you are using equity or a loan, this is the moment to talk to your lender. Our guides to granny flat cost in NSW for 2026 and granny flat rental income in NSW help you see both the cost and the return.
Pick a home that suits your block, your purpose and your budget. A full 60 square metre two-bedroom like the Snow Gum 60 with its island bench and separate laundry suits parents or a quality rental, while a compact studio suits a tighter block or a smaller budget. Browse the full range of designs to compare layouts.
Think about who the home is for. Elderly parents value easy access and a single level. A rental does best with two bedrooms and a tidy finish. A studio suits a teenager, a home office or a guest space. Our guide to a granny flat for elderly parents is useful if family is the plan.
With a design chosen, the approval can begin. On the CDC pathway a private certifier checks the plans and typically issues the certificate in about 10 to 20 business days. If your site needs a Development Application, your council assesses it and the timeframe is longer, usually weeks to months.
Have your survey and any reports ready so the certifier is not waiting on details. Complete, compliant plans are the fastest way through.
Before the build starts, you sign a fixed price building contract. Read it properly. It should set out the price, the inclusions, the payment milestones, the timeline and what is and is not covered. A clear contract protects both sides and gives your lender the certainty they want.
This is where the transportable advantage shows. Your home is built in our factory over about 8 weeks, in a controlled environment and out of the Sydney weather. Approval can be running at the same time, so the two timelines overlap. You can follow how it works on our our process page.
When the home is ready and the site is prepared, it is transported and installed in about 2 days. Your backyard is only occupied for those couple of days, which is the big difference from a months-long site build. Service connections and any external works are finished off around the install.
At handover you do a final walk through, check the home against the contract, and get the keys and any documentation. From here it is ready to live in, rent out or move a relative into. If you are letting it, our notes on modular granny flats and studios and the tenancy side are worth a read first.
Feasibility. Confirm your block size and zoning, and look for easements, heritage, flood or bushfire conditions. That tells you the approval pathway and what is possible before you spend on design.
The factory build is about 8 weeks and install is about 2 days. CDC approval of about 10 to 20 business days can run alongside the build, so the overall timeline is shorter than a traditional site build.
A fixed price, clear inclusions, payment milestones, the timeline and what is covered. Read it carefully before signing, and ask about anything that is unclear.
The easiest first step is a chat about your block, which covers most of step one and two in one go. Visit our granny flats and studios page to see what is possible, then contact us for a fixed quote based on your site. We have built modular and transportable homes in NSW for over 30 years and we will walk you through every step from enquiry to move-in.
