Connecting Utilities to a Modular Home: Power, Water, Sewer Step by Step

Connecting your new modular home to mains utilities (or setting up off-grid alternatives) is a parallel workstream to the factory build. Get the timing right and your services are live by the time the modules land. Get it wrong and you have a finished house with no power. Here is how to coordinate utility connections for a NSW modular build in 2026.

The Four Connections

• Electricity
• Water
• Sewer or septic
• Telecommunications

Plus optional: gas, NBN business connections, dedicated solar setup, rainwater tank, etc.

Electricity

For mains power, your power authority (Ausgrid, Endeavour Energy, or Essential Energy depending on your area) needs to be contacted early. Steps:

1. Apply for a new electricity connection (your electrician or we can do this)
2. The power authority assesses available capacity and quotes any infrastructure upgrades
3. Trench in conduit from the connection point to the future meter location
4. Pre-energise the meter location temporarily for builder's power
5. After install, switchboard wires get connected internally
6. Final inspection by power authority and live connection

For off-grid setups (solar, batteries, generator backup), the path is different and we design the system as part of the build.

Water

Mains water connection through Sydney Water or your regional water authority. Apply for a water service. Trench in 25mm or 32mm poly pipe to the foundation. Stub up at the laundry or specified entry point.

For tank water (rainwater harvesting from roof), we install the tank, plumbing, and pump as part of the build. See eco-friendly options.

Sewer or Septic

Mains sewer where available: trench in sewer line from boundary to foundation stub-ups. Inspections through council or water authority.

Septic or aerated waste systems for rural blocks: design and install the system per council approval. Common in regional NSW. Pump-out septic or treated-water aerated systems both work.

Telecommunications

NBN connection through your provider. In built-up areas, this is straightforward. In rural areas, fixed-wireless or satellite (Starlink for some) is the answer. Apply early; NBN scheduling can take weeks.

Cost Brackets

Connected suburban block: total utility connection costs are modest, mostly the trenching and service charges.

Partially-serviced block (some services, others unavailable): more variable; the gaps are the cost drivers.

Off-grid block: significantly more upfront. Tank, septic, solar with batteries, generator backup all add up. But you avoid monthly service charges for life.

Timing

Apply for connections 8 to 12 weeks before delivery. Some power upgrades take longer; check during your initial site assessment. We coordinate the timeline with the factory build.

Common Surprises

• Power authority requires transformer upgrade in your area (adds time and cost)
• Existing water mains too small for your needed flow (mains tap upgrade)
• Sewer mains depth requires deeper trenching than expected
• NBN connection point isn't where you assumed
